WOW! That is about all you can say about this place. If you are looking for a place that will provide you with unbelievable hunting, and is complete with everything but your family photos, then look no further! This West Texas hunting ranch has every amenity that you are accustomed to, including a two story home, metal barn/shop, and some of the most amazing views I have ever seen in West Texas! The Brazos View Ranch comes complete with bragging rights of ownership! You will have plenty of company on your ranch, because you won’t be able to keep your friends away! Hurry, because I don’t expect this kind of quality to last on the market.

Location: The Brazos View Ranch is located in western Stonewall County and offers both seclusion AND easy access, which are two things that almost never co-exist. This property lies approximately 17 miles southeast of Aspermont near the Fisher County Line on County Road 450.

Acreage: 2241+/- total acres. There are three food plots sized 60 acres, 10 acres and 4 acres. The remaining acreages is in native Mesquite and Cedar pasture.

Improvements: This property is improved with a two story, limestone and cedar home and a 3000 square foot steel barn, which are located near the gate on the highest point of the ranch. From the back porch, you will enjoy astounding views from any direction. This is a place to sit down, relax, and stretch your eyes.

The home is approximately 7 years old and is completely furnished and was decorated by a top interior designer from Dallas. No detail has been overlooked - There is even a gun safe in the master bedroom! The décor is exclusive, exquisite and very tastefully done. Many of the items here were custom made specifically for this ranch. From the solid mesquite dining table to the custom lighting fixtures and all the top of the line furnishings, you and your family will be pampered at the Brazos View. The smell will hit you at the door, and welcome you home. I can go on, but you will have to experience this to understand.

One important detail that most second home owners overlook is the threat of lightning. This property is equipped with a lightning arrester system on both house and barn, which will protect your belongings, and help you sleep better while you are away!

Another important feature of this property is the water pressure/ pump system which is located in the barn. This system is set for 60 pounds of pressure which allows you to have water pressure in the house like you are used to at home. Also, this system is integral in the operation of the lawn irrigation system.

All furnishings and accoutrements in the house and barn are included in the sale. There are not enough words to explain how well this place has been done. You have to see it to understand.

Fences: The fences are five strand barbed wire on steel or cedar posts, and are in excellent to good condition. Also there are three sets of cattle catch/ loading pens on the property.

Water: The property is watered by Rural Coop water as well as 8 earthen tanks. Also, Salt Creek crosses the property in two places and the Double Mountain Fork of the Brazos comes on the property enough to give access and to water stock and wildlife. Of the 8 earthen tanks, three are holding water as of this writing. Furthermore, the seller has gone to great effort and expense to develop the surface water on the ranch by cleaning out and expanding several of the surface tanks which will pay huge dividends when it starts to rain again. Two of the earthen tanks have been stocked with Large-mouth bass and bluegill, and will offer a lifetime of fishing.

Hunting: This area has an abundance of wildlife including Whitetail Deer, Feral Hogs, Dove, Turkeys and Bobwhite Quail, as well as many predatory animals and varmints. Also, this property is in a fly-way for Sandhill Cranes and several types of ducks. Most of the properties in this area are large, and there is not a great deal of hunting pressure.

Food plots: This property has three food plots which are typically planted with a mixture of wheat and native sunflowers. Most of these plots can be seen from the lodge.

Additional Accessories: Also included in the sale are:

1 – Kawasaki Mule ( 2 seat) with the extended bed and high seat in back. This has all the extras!

1 – Bad Boy Buggy which is about one year old. This is also decked out.
