This property offers great hunting, seclusion, and very unique characteristics. The canyon located on this property offers very dramatic views. It also has a live spring running through the middle of the canyon!
Location: Approximately 12 miles North of Aspermont, 60 miles North of Abilene, 100 miles Southeast of Lubbock, or 215 miles West of Ft. Worth. Property is accessed by a one mile deeded easement through a larger ranch. The easement road is a good gravel road that should be easily passable in most weather conditions. The entrance to this easement is on the West side of Highway 83, approximately 1.5 miles of the HWY 83 & FM 1263 Intersection.
Acreage: 328+/- acres (two adjoining 164 acre tracts with separate owners).
Water: The property has three earthen tanks, as well as a natural spring running through the bottom of the canyon. There is an old windmill on the property with a broken shaft. The owner has never tried to revive this windmill and doesn't have any knowledge of the quality of the well.
Fences: Fences are barbed wire on cedar and metal posts and range from good to poor. There is a game fence on the Western Boundary.
Topography: This ranch has a good roll throughout the entire property. It starts to drop off towards the Southern Boundary. The canyon ranges from 40' to 60' deep.
Cover: This ranch has a good mix of thick mesquite and cedar cover, and some open grass fields. There are also Hackberry and China Berry trees in the canyon.
Utilities: Electricity is available to the property.
Hunting: This area has an abundance of Whitetail Deer, Quail, Turkey, and Feral Hogs. Many species of predatory animals include Coyotes, Bob Cats, with some large cats seen in the area. The bordering ranch is very strictly managed under the MLD Program.
Minerals: Surface only.
Access: Access is by deeded easement approximately one mile long. This road is a good gravel road through another large ranch.
