Location: This property is located approximately 3 miles east of Lueders, 35 miles north of Abilene, and 180 miles West of Fort Worth on a deed easement. Access to the property is a deeded easement through a large ranch to the north. The easement crosses the Clear Fork of the Brazos. The river crossing itself is limestone, and should not be a problem in any weather condition.
Acreage: 496 +/- acres all in native pasture with a large canyon crossing the property from north to south.
Improvements: There are no improvements of value on the property.
Water: Water is provided by two earth tanks, one of which is spring-fed.
Fences: Fences are five strand barbed wire on cedar and metal posts, and are in good to very good condition.
Soil Type & Topography: The topography is undulating to canyons.
Rainfall & Elevation: The average annual rainfall for Shackelford County is 26". Elevation ranges from 1200, to 2000' and the average growing season is 224 days. This information is taken from the Texas Almanac.
Utilities: Electricity is on the property.
Minerals: Surface estate only. Seller does not own any minerals. There are two wells on the very south end of the property, but there appears to be very little activity.
Hunting: This property is in the middle of several large ranches that are not heavily hunted and in an area that is well known for large whitetail and lots of turkeys. Other game includes quail, dove, feral hogs and many species of predatory animals. The property has an abundant supply of broad-leaf woody plants including Hackberry trees, Elbow Bush, and Sumac which are all very strong browse for deer. Other trees are Mesquite and some Oak.
Limestone: The property has a vast amount of limestone just under the surface with very little overburden. It is being leased to a quarry at this time, however, the lease can be terminated at the time of closing. It is estimated that less than 20% of the property has been disturbed by this activity. Furthermore, the limestone is of considerable value, and can be used to help pay for the property.
