Cottle County has long been one of my favorites in this part of Texas, and this ranch may be the best that we have brought to the market in that county. Location: The ranch is located southwest of Paducah on FM 452. The location is pretty remote, but the paved frontage makes it a quick and easy trip.
Acreage: Antler Ridge Ranch consists of a total of 661.6± acres with approximately 125 acres in cultivation. The balance is in native mesquite pasture with several draws and flats. Many of the draws have springs running to provide a good source of water for wildlife and livestock.
Topography: There is approximately 100 feet of elevation change across the ranch. Much of the property is rolling mesquite pasture, but there are several spring-fed canyons running through the property that are absolutely stunning!
Rainfall/Elevation: Cottle County receives an average of 22 inches of rainfall each year with a go rowing season of 219 days according to the Texas Almanac Online.
Cover: This ranch has very divers tree and brush cover which creates some very nice habitat for all local species of wildlife. The majority of cover is native mesquite, but near the canyons there are a ton of Hackberry and China Berry trees with some really productive browse species scattered throughout. There is some cultivated land to the west that will make a great food plot and dove field!
Fences: Fences are fair to poor and are in need of some repairs. The neighbor has indicated that he might share the cost of a new fence.
Utilities: Co-op water and electricity are at the property. Buyer or buyer’s agent is to check to make sure that utilities are sufficient to meet their needs.
Water: Antler Ridge is very well watered with springs in the canyons, two very nice surface tanks and co-op water supplied by Cottle King water.
Hunting: Cottle County has long been known for an abundance of high quality wildlife including whitetail deer, turkey, bob white quail and plenty of feral hogs and varmints. Antler Ridge will not disappoint!
