Driving Directions: Head South on Hwy 83 from Ovalo. Turn West on CR 173, then North on CR 205. The ranch is at the corner of Taylor County Roads 207 and 205.

Location: The ranch is about 20 miles South of Abilene, approximately 75 miles Northeast of San Angelo, 170 miles West of Fort Worth, or 160 miles East of Midland.

Acreage: 545.02± total acres, cross-fenced into different pastures. The two cultivated fields are approximately 155 acres and 116 acres. The remaining balance is in Mesquite pasture and cross-fenced into approximately 165 and 93 acres.

Topography: The ranch has a gentle roll, creating some very nice views. Several spots would make great homesites.

Cover: The northern portion of the pasture is a mixture of mesquite and cedar, with some scattered oaks. The southern portion of the pasture is mainly comprised of mesquite, with some hackberry around the stock tanks. You’ll also find several browse types, including Algeria, ephedra, and sumac, along with some prickly pear in the southern pasture.

Fences: Fences are five-strand barbed wire on metal and cedar posts and are in good condition.

Utilities: Electricity is available along the county road and inside the ranch perimeter at the livestock pens.

Water: Seven earthen stock tanks and multiple other holes hold water for long periods of time. The largest stock tank, when full, is about 2.5 acres. North Runnels WSC has a water line right across the county road, and taps are available on this line. There is a cased water well on the east side, but the owners have never used it.

Hunting: The area is home to many wildlife, including whitetail deer, Rio Grande turkey, bobwhite quail, feral hogs, and several other varmints and predators. The multiple stock tanks create a great habitat for waterfowl. This area is also widely known for its exceptional dove hunting. The owners also have a gun range in place.

Minerals: Sellers are unsure of the amount of minerals owned but will convey all owned with the sale.
