Location: Located on paved FM Road 2470, about 8.5 miles Northeast of Dickens, 60 miles East of Lubbock, 160 miles Northeast of Midland, or 120 miles Northwest of Abilene.
Acreage: 1,440+/- acres. The ranch is diverse in both topography and cover. About 60% of the ranch is heavy Shinnery and Mesquite pasture with scattered Live Oak motts, and level to rolling with a few large draws. The balance ranges from rolling open grass land to pasture with scattered Mesquite, Hackberry, and Live Oaks.
Improvements: There is a set of livestock pens and an old railcar on the South end. Fences are in excellent condition. The South pasture fence was replaced in 2016.
Utilities: Electricity is in place on both the north and south ends of the ranch.
Topography: The ranch is predominantly rolling, with several large draws.
Water: There is one water well in place with an electric submergible pump. Water has been piped to four troughs across the ranch. There are three stock tanks on the ranch, one being over two acres in size when full. The sellers have also created holding areas for water on the turnouts along the main road through the ranch. These areas are designed to hold water for several weeks after a rain.
Hunting: This area offers an abundance of game including Whitetail Deer, Bobwhite Quail, Rio Grande Turkeys, Feral Hogs, and Mourning Dove. The thick Shinnery on the northern portion of the ranch really draw in and hold the game.
