Driving Directions: The farm has frontage along County Road 410 just over 7 miles west of FM 610. The double gates are located on CR 430 on the east side of the property.
Location: The Double Mountain Vista is in the west, southwest area of Stonewall County. The property is approximately 10.5 miles WSW of Aspermont; 75 miles from Abilene; 112 miles from Lubbock; 149 miles from Midland and 222 miles from Fort Worth.
Acreage: Double Mountain Vista consists of 100± acres. The property is approximately 78±acres of cultivation and 22± acres of rangeland. The cultivation has been planted to hay grazer the last few years. There hasn’t been any hunting done over the last few years.
Topography: There are approximately 80±feet of elevation change from the highest point on the property, NE corner, down to the bottom of the cultivation on the south side of the place.
Rainfall/Elevation: Average annual rainfall across Stonewall County is around 18 inches to 22 inches—depending on which source used. The elevation ranges from a high of 1980’ in the NE corner down to 1900’ in the cultivated acres.
Cover: There are two types of cover across the property: cultivation (open) and rangeland. The rangeland has some old terraces and mixed brush with moderate density. Species include: mesquite, redberry juniper, hog plum, hackberry, lotebush, catclaw, prickly pear and tasajillo cactus along with other species
Fences: The entire boundary was fenced in the last couple years with 5 strand barbed wire, pipe corners and t-posts. There are a set of double gates on the south line that provide access for both vehicles and large equipment.
Utilities: South Plains Electric Coop provides electricity to the area and this property. There are power lines along the county roads on both the north and east sides of the acreage.
Water: The property doesn’t currently have water resources on it.
Hunting: Wildlife that inhabits the area are white-tailed deer, feral hogs, Rio Grande turkeys, as well as mourning doves with occasional white winged doves, bobwhite quail, coyotes, bobcats, and various other varmints. Additionally, there are some exotic species that have been observed in and around Stonewall County which include: elk, red stag and aoudad.
Residence and Improvements: There are no structures on the property, only the perimeter fencing.
