Location: Hunewell Ranch is located about 10 minutes east of Stephenville on the east side of County Road 182.

Acreage: The Hunewell Ranch consists of 1,160± acres with 220± acres of improved grass and the balance in heavy mature hardwood trees giving the property a diverse landscape. The grass fields help open the property to enjoy the views, both near and far.

Topography: The Hunewell Ranch has over 100 feet of elevation change. The ranch is crossed by Sycamore Creek on the south and Richardson Creek through the center portion of the ranch, which provides water to livestock and wildlife. The elevation changes provide privacy in the bottoms and produce stunning views across for approximately 20 miles with Comanche Peak to the east and Chalk Mountain to the southeast.

The draws and drainages create the possibility of several lake sites on the ranch.

Rainfall/Elevation: Erath County receives an average annual rainfall of 31.5 inches according to the Texas Almanac online.

Cover:  The majority of the ranch is mature hardwood trees including many species of oak, enormous Cottonwood trees and scattered Pecan trees. Beneath the canopy is just about every type of low brush the area can produce. Parts of these pastures make you think you are in the jungle. Fences: Fences are barbed wire and in good condition. There are quite a few cross-fences on the property some need repair.

Utilities: Electricity is available and installed on the ranch. Additional meters are likely available, but buyer or buyer’s agent need to make sure there is sufficient supply of utilities to meet their specific needs.

Water: Water is provided by Sycamore Creek, Richardson Creek, seven earth tanks, and two water wells. Neither of the wells have been used lately, but the ranch is located above the Trinity Aquifer, which is well known as a dependable source of quality water.

Hunting: Wildlife is bountiful on the Hunewell Ranch and will bring you and your family pleasure for years to come! Wildlife includes whitetail deer, Rio Grande turkeys, dove, quail and of course feral hogs. Predator hunting should be fantastic as well!

Residence and Improvements: There are no residential improvements on the ranch, but there are several barns and sheds located near the center of the property at the livestock pens. The livestock pens are pipe construction and in good usable condition.

Minerals: Seller is unsure if he owns minerals, but any owned minerals will transfer with an acceptable contract.
