Location: Located in Foard County, just 4/10ths of a mile from the Pease River, this property is about 10 miles from Crowell, 30 miles from Vernon, 79 miles from Wichita Falls, 126 miles from Abilene, 158 miles from Lubbock, 189 miles from Oklahoma City, and 193 miles from Fort Worth. The property is only 9 miles away from Copper Breaks State Park where they offer camping, stargazing, paddle boats, fishing, trails, and much more.

Acreage: The property is 129.4± acres based on the previous survey.

Topography: The property is diverse, with areas that collect water and water stays in most conditions to areas that give that badlands feel to areas that are sandy loam. There is a really nice flat area near the county road that overlooks the entire property and the river valley. The nice roll to the property helps break it up into naturally separate hunting areas.

Rainfall/Elevation: The property ranges in elevation from 1350′ to 1390′. The average annual rainfall for Foard County is almost 24 inches.

Cover: The property has a nice canopy of mesquites, junipers, and hackberry trees. The cover allows wildlife several places to bed down. The quail have a good habitat, too, with lower cover. Some wild plum thickets exist.

Fences: Fences are older cedar posts and barbed wire. Better fences exist on the west and north boundary. The south fence is considered fair, while the east fence is fair to poor.

Utilities: Co-op electricity is found along the county road. Service is not installed on the property, Buyer or Buyer’s agent should verify electricity.

Water: The north half of the property sits on top of the Seymour aquifer. An old hand-dug well exists on the property, but it has not been tested. Some shallow wells are in the immediate area. The property has a nice stock tank that holds water in extreme conditions. It seems also to be an attraction for waterfowl. A second smaller stock tank is on the property as well.

Hunting: The hunting on the property is great! Whitetail deer and feral hogs have been the main target, but some quail do frequent one feeder, and varmints are also present. Rio Grande turkey are in the area but have not been seen recently. A nice large covey was seen when we took pictures of the property.

Minerals: The sellers own one-third of the previous landowner’s minerals and will convey that mineral interest with an acceptable offer. The seller does not have knowledge of the actual percentage owned.

Price: The property is priced at $450,000.00
