Location: The River Strata is in northwestern Stonewall County. The property is approximately 18 miles northwest of Aspermont; 80 miles from Abilene; 105 miles from Lubbock; 155 miles from Midland and 215 miles from Fort Worth.
Acreage: River Strata consists of 250± acres. The property is very diverse, with all the acreage being rangeland. The ranch includes river bottom, breaky country climbing out of the river, and sandy mesquite country that transitions towards shinnery.
Topography: There is approximately 80 feet of elevation change from the river bottom up to the sand mesquite country.
Rainfall/Elevation: Average annual rainfall across Stonewall County is around 18 inches to 22 inches.
Cover: Across the ranch property, there is a variety of cover types. The river bottom has open areas mixed into dense cover. The breaky country has some open slopes and areas with thick brush. Finally, the sand mesquite acreage has moderate brush coverage.
Fences: The ranch boundaries are fenced except across the river. In the past, a hot wire was used across the river. There are cattle guards on the county road, and most of the fencing is above average.
Utilities: South Plains Electric Coop provides electricity to the ranch. There is power along the county road with electricity service at the headquarters and to the water well.
Water: In addition to the Salt Fork of the Brazos River, there is a water well and a trough, water piped to the headquarters, a spring, and a small pond that has water seasonally.
Hunting: The area’s wildlife includes white-tailed deer, feral hogs, Rio Grande turkeys, mourning doves with occasional white-winged doves, bobwhite quail, coyotes, bobcats, and various other varmints. The river corridor has also brought some exotic game species to the area.
Residence and Improvements: The headquarters has a 40-foot shipping container with a small bunk room built inside. There are also water and electricity hookups for an RV.
Minerals: The ranch property is sold as surface estate only. No minerals will convey
