Tierra Rodante 361 | Ranch

1966 FM2035, Sweetwater, TX 79556, USA

Details

Tierra Rodante, or rolling land, is what you’ll find south of Lake Sweetwater. Located along FM 2035, this property offers you a changing landscape. The area nearest the entrance is flat and would allow for a nice food plot, campsite, and or homesite; water and electricity are available along the road. As you traverse your way towards the rest of the property you start to feel a property calling to be explored. The property is full of wildlife. The belt of mesquites flows like a river across the property, providing nice open areas and a level of protection that makes this property special. The taller parts of the property look down on the lower areas and provide gorgeous views of Cottonwood Mountain in the distance. Just minutes away from the lake, Sweetwater and interstate access, this property will make a nice place to hang your hat. Surveyed and ready to sell, come take a look. Give Dan Byerly a call at (325) 665-3489.

Location: The property is 44 miles west of Abilene, 120 miles east of Midland, 135 miles southeast of Lubbock, and 195 miles west of Fort Worth. Just eight miles south of Interstate 20.

Acreage: The property is two parcel IDs with surveys for each parcel. The total acres between the two tracts is 361.381±. Each parcel has FM road access, so the property could easily be subdivided.

Topography: The property has a nice contour. Relatively flat along the FM road, it moves up and down towards the back side of the property.

Rainfall/Elevation: Elevation across the property ranges from 2,170 feet to 2,240 feet. The average annual rainfall for Nolan County is 24 inches.

Cover: The front area provides some nice openness, as does the easement for the transmission line. The remainder of the property is Juniper and mesquite, with some Hackberry and Willow trees. The cover is thick in some areas, while the belt of mesquites through the center provides a well-balanced mix of protection.

Fences: Fences are mostly old cedar posts with barbed wire and in poor to fair condition. The south fence is new. Some fencing may be needed.

Utilities: Electricity is along FM 2035. Buyer or buyer’s agent is responsible for verifying all utilities.

Water: The property has two earthen stock tanks, but both are dry at listing. The old windmill and large concrete holding tank in the back of the property indicates water at one time, but no effort has been made to test current abilities. Bitter Creek WSC is along FM 2035, and the seller will install a water meter for the buyer with an acceptable offer. The buyer or buyer’s agent is responsible for verifying any water information.

Hunting: The hunting opportunities are great. The existing owners have four to five areas that can be hunted, and the rolling terrain allows for that to happen easily without fear of shooting into one another’s lane. Good-sized whitetails, feral hogs, and quail have been seen. Rio Grande turkeys are known to be in the area, and plenty of varmints roam the property.

Residence and Improvements:

Minerals: The seller does not own any minerals. Surface estate only.

Price: The property is priced at $900,000.
