Location: The TLR Ranch is located approximately 4 miles north of Aspermont on the west side of FM 1263.

Acreage: The TLR is 1140± total acres with approximately 240± acres in cultivation. The fields are in working condition and have typically been planted to wheat for livestock and wildlife. The balance of the acreage is in native and improved pastures.

Topography: The ranch ranges from nearly level to rocky outcrops and canyons. The mix is very nice and lends itself to high-quality grazing production and 20-mile views from atop the hills!

Rainfall/Elevation: The average annual rainfall for Stonewall County is 23.8 inches, according to the Texas Almanac online.

Cover: Cover ranges from wide open fields to thick mesquite and cedar pastures. Some areas have a good cover of hackberry, little leaf sumac, and several other browse plants. We have heard several pairs of quail whistling lately, and believe certain areas of the ranch would make for good quail hunting.

Fences: Fences are all barbed wire on steel and cedar posts, with the quality ranging from nearly new to good. The fences should hold cattle without any problem, but I always recommend you ride them out to ensure there aren’t any unseen problems.

Utilities: Coop electricity is in place with a meter connected to the mobile home.

Water: The TLR Ranch has tons of water! There are ten earth tanks on the property, which are all nearly full at the time of this writing. Many of the tanks have been cleaned out and should hold water throughout the year unless we have a severe drought as we have just been through. There are also a couple of springs on the property! Water for the home is hauled in from Aspermont and stored in a black poly-tank located by the house.

Hunting: Hunting in Stonewall County is known to be fantastic, and the TLR Ranch is located in some of the best areas! Whitetail deer, turkeys, feral hogs, dove, and quail are all bountiful in this area! Also, the elk herd in Stonewall County has grown and is moving in this direction, so you shouldn’t be shocked to see one on your trail camera! There are seven executive blinds with feeders included with this offering.

Residence and Improvements: There is a nearly new pre-manufactured home overlooking the views of the largest field. The home is a four-bedroom and two-bathroom with an open layout. The home is completely covered by a very well-done shed, which also shades the apron and creates covered parking. Folks, these guys did an amazing job of creating a space for your family and friends to gather. There is a covered shipping container also located under the shed, which houses freezers and creates additional storage.

Minerals: The seller does not believe they own any minerals under this ranch.
