Location: Twin Creeks ranch is located about 18 miles north of Aspermont as the crow flies, or 14 miles west of Knox City. It’s approximately 95 miles north of Abilene, 122 miles east of Lubbock, 185 miles northeast of Midland, or 195 miles west of Fort Worth.

Acreage: 1067.7± acres, all in mesquite and cedar pasture. Three food plots have been cleared for wildlife.

Topography: The topography in this ranch varies greatly. It holds a great mix of low-lying mesquite flats and towering bluffs. The mesquite flat winds its way through the ranch, following the meandering creeks. Mixed in are draws and cuts that make excellent travel corridors for wildlife. The Northwest portion of the ranch has some large bluffs that offer views that go on for days.

Rainfall/Elevation: Elevation changes on the ranch are massive. The creek bottoms on the south end of the ranch have an elevation of 1,550 feet and the high bluffs on the north end peak out at 1,769 feet.

Cover: The ranch has heavy mesquite and cedar cover, with some open areas. There has been no grazing over the past couple of years, and the grass is in good shape. Grasses you’ll find include side oats, gramma, hairy gramma, little bluestem, switchgrass, and a variety of others. There are lots of hackberry trees throughout, especially along the creeks. You’ll also find plenty of beneficial browse plants such as skunkbush, elbow bush, little leaf sumac, ephedra, and Texas filaree.

Fences: Fences are five-strand barbed wire on metal posts and are in excellent condition. Most of the fences have been replaced within the last five years.

Utilities: South Plains Electric Cooperative provides electricity at the cabin and on the south end of the ranch.

Water: Water is abundant here and includes two miles of North Croton Creek, two miles of Weddington Creek, and three earthen stock tanks. Weddington Creek is seasonal and will hold pockets of water during the cooler, wet months. North Croton Creek is much stronger and will run most of the year. There is also a water well equipped with a solar pump that supplies the house.

Hunting: Hunting here is outstanding, as there is a myriad of game to choose from. There are both whitetail and mule deer, Rio Grande turkey, bobwhite quail (blue quail have been spotted with more frequency lately), and feral hogs. This is also the area where there are large numbers of free range elk, red stag, and auodad. The owner does have a couple of hunting blinds set up, but doesn’t hunt much, so the ranch has seen very little hunting pressure.
Note: I have hunted about two miles south of this ranch for years and can personally atest to the quality of animals here.

Residence and Improvements: There is a well cared for, three-bedroom, two-bath 2018 double-wide in place with two carports. The owner also has a sea container used for storage near the house.

Minerals: Surface estate only. Seller doesn’t believe to own any minerals under the property.

Price: The property is priced at $2,450,000.
