Rainfall/Elevation: Average rainfall in Stonewall County is 24 inches per year.

Cover: Cover consists of 100% native pasture, with mesquite, cedar, native brush species, and native grasses. There are some elm, hackberry, and china berry trees along the creek bottoms.

Fences: A new fence is being installed along the southern and eastern perimeters. The existing fences on the north and west sides are in good condition.

Water: Wedington Creek runs through the southern portion of the ranch and is a wet weather creek. Hunting: Hunting is extremely varied! Game commonly seen on the ranch include trophy whitetail deer, mule deer, elk, red stag, aoudad, Rio Grande turkey, quail, feral hogs, and other varmints. The creeks provide a natural thoroughfare for wildlife, and the deep canyons and varied terrain have given rise to a scattered population of free ranging elk, red stag, and auodad. The whitetail deer genetics in this area are superb as well. The brush and plant species also provide an excellent habitat for bob white quail.

Residence and Improvements: The residence is a newer model double wide home in very good condition located on the northern portion of the ranch. There are three bedrooms, three bathrooms, as well as a good sized mud room and large covered porch/patio area.
