Looking to increase your land value and secure the best offer possible? Like any type of investment, the goal is to create a return on the original asset. It is no different with land. Land is an investment, and with proper management and a strategy in place, it can substantially increase in value and generate a greater return than just general market increases.

The agents at Ekdahl Nelson Real Estate are experts in identifying land value and securing the best offer possible when you resell. Additionally, once you make your initial purchase, our team is equipped with the knowledge to help you make improvements to your investment to increase your land’s value for long-term ROI.

Ready to get started on your real estate investment journey? Get a few tips from our agent, Rory Burroughs, to increase land value with improvements.

Add More Water Features

The number one way to increase your land value is by adding or enhancing your water features. Water features are an important part of comprehensive land management and will yield the highest return on your investment. Increasing value with water features includes improving the current natural ponds and creeks with stocking and cleaning.

If your property lacks natural water features, look at it as an opportunity to create man-made tanks with a rented piece of equipment. For most of our clients, they value getting out on their property; creating something is essentially playing. It’s a big highlight for them and part of their lifestyle. However, if you are short on time, you can always ask your agent for a local contact to dig out a man-made tank.

Reassess Your Blinds and Feeders

Quality hunting blinds and feeders can make a huge difference when you want to increase your land value, especially if you are in the process of selling. Professionally built and installed blinds on your land are worth the investment. It’s important to consider their overall comfort, ease of use, placement, how they look, and safety. Blinds and feeders already in place are an added advantage for potential buyers when considering purchasing your property.

We also recommend always checking your feeders and blinds to ensure they’re properly installed and maintained to limit any potential hazards. Look out for exposed guide wires that people using ATVs on the property cannot see and could potentially harm them.

Install Fences

If you don’t have a fence on your land, it’s wise to consider adding one to help increase your land value. There are several reasons why a fence is a good idea, primarily that it identifies property boundary lines. It’s also a great way to meet your neighbors! There will never be a question if the trophy buck is on your property. If someone had to cross a fence to shoot it or claim it, they couldn’t claim it.

Create Food Plots

Comprehensive land management includes ensuring area wildlife has plenty of groceries for year-round access. Adding food plots to your property is an excellent way to increase land value and contribute to growing quality trophy wildlife. A lot goes into prepping food plots. However, a good-quality plot will be a food source for wildlife at different times of the year if maintained properly.

Add More Utilities

If your property doesn’t include running water or electricity, adding basic utilities is a great way to increase land value. Reliable drinking water sources are a huge plus for potential buyers. Check with the local utility company to see if you can tie into an existing water line. If that’s not possible, invest in a natural water well. Access to electricity with an electric meter is also a huge plus, especially if you plan to build a structure on the land in the future. Local utility companies can accomplish this process for you and usually charge by the foot.

Build a Structure on Your Property

Whether for living or storage, building a structure on your property can significantly increase your land value. Anything from an overhang with RV hookups to a single-family home dwelling offers value on your property. Shipping containers and crates are also easy purchases for rodent- and pest-proof storage. Or develop your shipping crates even further  into an imaginative tiny home that offers living space or guest quarters.

The team at Ekdahl Nelson Real Estate knows exactly who to call to get each of these items done, how to do it, or will find out. We are ready to help you increase land value and develop your property. We are always here for our clients, even beyond closing.

Of all the tips above, there’s one thing that Rory recommends the most to landowners, especially those not native to land management. Spend time on your property working, getting dirty, and enjoying the land as much as possible. It is one of the best things about purchasing your own dirt!

We would also encourage you to learn more about land management and working with equipment to help get the job done. Don’t let the size of the machines intimidate you; most manufacturers, like CAT or John Deere, offer classes you can enroll in, and there are numerous opportunities to learn how to operate this type of machinery safely and effectively.

Learning more about your land and what it can provide is invaluable. Our clients say it is one of the most rewarding things they have experienced over and over again.
