The land features one-third natural pasture, ideal for grazing or wildlife, and two-thirds improved grass, primed for hay production or livestock. A tranquil pond serves as a reliable water source and scenic centerpiece, supported by a water well that, though inactive for a few years, previously provided ample water to the pond during dry seasons. A water meter is available through SUN Water Supply Corporation, ensuring additional flexibility. Average perimeter fences offer a solid starting point for boundary needs.
A barn, ready for improvements, awaits your touch to become a functional workshop or storage space. The existing house requires demolition, paving the way for a custom build tailored to your dreams. With no restrictions, you have the freedom to shape this land exactly as you envision.
Teeming with whitetail deer and feral hogs, the property has been untouched by hunting or grazing for years, fostering a thriving natural habitat perfect for outdoor enthusiasts, hunters, or conservationists.
