Details

That Clear Fork of the Brazos property is finally available, so don’t wait too long to pull the trigger. This property can be income producing while enjoying the benefits of country living and the area wildlife. The property is mostly cultivation, but with over 40 acres of native pasture, stock tank, and river frontage you can bet that this place will hunt. Don’t wait, call Dan Byerly at (325) 665-3489.

Driving Directions: Driving directions from the Spring Market north of Merkel, drive north along FM 126 for 13.9 miles, turn right onto CR 415 for 0.8 miles, turn left onto CR 417 for 0.2 miles. The property is on the left. The property starts 0.6 miles down CR 415, but it is easiest to enter off of CR 417.

Location: The property is located between Hamlin and Merkel, out in the Noodle community. Nestled on the famous Clear Fork of the Brazos, the rare property is a little over 30 miles northwest of Abilene, 140 miles from Midland and Lubbock, and 180 miles from Fort Worth. Groceries, hardware, and restaurants are just minutes away.

Acreage: At approximately 168± acres, this property is unlike others its size because this one runs deep. By being a little longer it allows the cover to be further off the road and puts you a good distance from any traffic while you enjoy the benefits of the river frontage and the wildlife that traverse that way.

Topography: The property is relatively flat with a draw running across the center where water flows from adjoining properties into the stock tank.

Rainfall/Elevation: The average annual rainfall for Jones County is 26 inches. The property has an elevation that ranges from 1745′ down to the below 1735′ near the river.

Cover: The cover along the river is mature bull mesquites and Hackberry. The pocket of trees is very nice and the canopy hovers over the road along the river. There is a nice meadow in that area of the property. The center portion of native pasture is open around the old windmill and stock tank. As you get into the trees the Hackberrys and other trees grow closer and closer together. This area is a nice habitat for wildlife.

Fences: There is barbed wire fencing around the property. The fences are fair. There is a courtesy fence along the river to keep neighbor cattle off and your cattle in.

Utilities: Big Country Electric Co-op services the area and there is a pole set with the panel for a meter at the RV shed. Buyer or buyer’s representative is responsible for verifying all utilities.

Water: Checking the boxes on two water sources in West Texas is pretty special but checking four boxes is almost unheard of. This property has a the ability to add a meter with SUN Water Supply. It also has two old irrigation wells, one old windmill, and a hand dug well; none of the wells have been tested. Not done, it has a nice large stock tank and it has over 4/10ths of a mile of the Clear Fork of the Brazos. That’s hard to beat! Buyer or buyer’s representative are responsible for verifying all water.

Hunting: It’s hard to think that Noodle deer aren’t on or near a property just 4 miles from Noodle. The property does have Whitetail deer, feral hogs, dove and much more. The area is known to have Rio Grande turkeys as well. The surface of the stock tank is big enough to attract waterfowl as well. Needless to say, this place will hunt.

Minerals: The seller is unaware of any minerals owned.

Price: The property is priced at $843,150.
