The Krew Ranch is one of those places you could park your truck and get lost on! It changes dramatically from rolling hills to deep draws with running springs creating hidden areas where you can escape to true nature. Some of the draws are covered with thick brush and are shaded by very old and large Elm trees. This is one you have to see to appreciate. Hurry before this one gets away!

Location: The ranch is located on the very east side of Nolan County and approximately three miles off of paved FM 89.

Acreage: The Krew Ranch is 643.4± acres all in native and improved pasture. The seller has done a good deal of brush work on the ranch to open it up in order to make it more accessible.

Topography: The ranch offers dramatic elevation changes from around 2,400 feet to nearly 2,500 feet. Several draws slice the property making it feel much larger than it is!

Rainfall/Elevation: Nolan County receives an average annual rainfall of 22.4 inches according to the Texas Almanac online.

Cover: The major brush species in the area are Juniper and Mesquite. The ranch owners have done a lot of clearing over the years, opening up areas from more grass and allowing for miles-long views. Along the draws, there are some massive Elm trees and other broadleaf tree species providing habitat and forage for wildlife.

Fences: Fences are barbed wire on steel and cedar posts and are in good condition. The seller has recently built a nice set of working pens near the water well.

Utilities: Co-op electricity is available along CR 196 along the west side of the ranch.

Water: Water is provided to the ranch by a solar powered water well near the south end of the ranch and three new earthen stock tanks. There are also several running springs throughout the west third of the ranch. These are some of the neatest springs I have seen in a while and are helping to water a lot of wildlife through this drought.

Hunting: Nolan County has been known to have some very good whitetail deer hunting and this place should be no different. There is plenty of cover and vegetation to support your herd. The creeks and draws will be home to plenty of turkeys and wild hogs as well.

Minerals: The ranch is offered as surface estate only. Seller does not own any minerals under this tract.

Price: The property is priced at $2,195.00 per acre for a total price of $1,412,250.00
