Location: Just 26 miles to Sweetwater, 35 to Abilene, 133 to Midland, 138 to Lubbock, and 182 to Fort Worth. This property is really convenient to groceries, farm supplies, restaurants, and more.

Acreage: This property has two parcel IDs and could be split with an acceptable offer. The total acreage is approximately 550± acres.

Topography: The property has a gravel nob up front but gently slopes up from the front to the back of the property where elevation is the highest.

Rainfall/Elevation: The average annual rainfall in Fisher County is around 25 inches.

Cover: The cover is just right with heavily wooded areas separated by open areas (senderos) and lanes. The open areas have great grass cover and the wildlife love to move from wooded pocket to wooded pocket through these areas. The cover is mostly mesquite with some Hackberry. Willow trees can be found in some of the lower areas with water.

Fences: The fences are fair to poor. Barbed wire and old cedar posts with some newer t-posts throughout, the fence could use some rebuilding or stays to better contain livestock.

Utilities: Big Country Electric Co-op is on site and the meter and electrical panel are located at the storage building and sea container. Buyer or buyer’s representative are responsible for verifying all utilities.

Water: SUN Water Supply is along the FM road and a meter is installed just inside the gate. A water line has been ran up to the area where the storage building and sea container is located. Buyer or buyer’s representative are responsible for verifying all water.

Hunting: The property is home to Whitetail deer, Rio Grande turkeys, feral hogs, dove, water fowl, and more. The property has not been hunted much in the last several years. Less than 7 miles as the crow flies from Noodle, the property either has some of those genetics now or soon will. The property is also less than 1 mile from Sweetwater Creek.

Residence and Improvements: The two improvements include a storage building on skids with a roll up door on the end and a walk in door on the side. The building is set next to the water faucet and electrical panel that includes RV plugs. The sea container is near by and comes with built in shelves to store supplies.

Minerals: The seller is unaware of minerals owned but will convey whatever is owned.
