Location:  This farm is located approximately two miles east of Noodle Texas on the south side of FM 1812.

The online soil map indicates that there are 138± acres of Rotan Clay Loam and 99± acres of Sagerton Clay Loam. These are both considered to be some of the most productive soils in the County and are suitable for growing any of the locally grown crops. Topography: This farm is nearly level with slopes ranging from zero to one percent according to the soil map.

Rainfall/Elevation: The average annual rainfall for Jones County is 26.4 inches. Elevation ranges from 1,200 feet to 1,800 feet, and the average growing season is 220 days.

Fences:  The property is not fenced.

Utilities:  Co-op electricity is available along FM 1812, but there is not a meter on the property.

Water: This is a dry land farm, so there is no water currently on the property. However, there appears to be a co-op water line along the north side of FM 1812 if you were to need it. Also, there are several water wells in the area, so that could possibly be an option as well.
