Location: Located south of the community of Avoca, this property is part of the old Swan Chapel and Crow communities. The property is 13 miles NE of Anson and 15 miles southeast of Stamford. If coming from Abilene, then the property is 26 miles due north of Abilene.

Acreage: At just over 186± acres, the property is a mix a of pasture and cultivation with 134± acres in cultivation and 52≠ acres in pasture. The cultivation is Class1 Rowena clay loam with a 0-1% slope; an excellent soil producing high yields.

Topography: The property is mostly flat with some contour adjustment through the center of the property where the water travels, and several stock tanks are located. The property does vary from 1620′ to 1645′ in elevation throughout this center part of the property.

Rainfall/Elevation: The average annual rainfall for Jones County is 26 inches per year.

Cover: With 52± acres of pasture, the cover is such that is can carry wildlife. There seems to be ample food, water, and shelter for the wildlife, and signs of wildlife are evident when walking around.

Fences: The fencing is poor to nonexistent. The property has been ran as a successful cotton farm in the past and has not been used for livestock in 60-70 years. Signs of the old operation’s plan are still in existence, such as the gathering lane that connected the front pasture and barn to the back pasture.

Utilities: Electricity is on site and has been run to the interior of the property to support the old oilfield production. The area is serviced by Big Country Electric Co-op. The buyer or buyer’s representative is responsible for verifying all utilities.

Water: The property does not have rural water, but it does have several hand-dug wells and four stock ponds. All four ponds have water, and the water line is visible in the hand-dug wells.

Hunting: Signs of Whitetail deer, feral hogs, waterfowl, and more are there. The property has not been hunted in the past, but the properties adjacent to the property are currently being hunted. It shouldn’t be difficult to corn or plant food plots and keep the wildlife drawn into the property. The food, water, and shelter are in place to keep them.

Minerals: With an acceptable offer, the seller will convey half of the minerals owned to the buyer. There is no active lease, nor is there any active production. The seller is not aware of the actual percentage owned.
