Location: The Salt Fork Ranch is located 12 miles North of Aspermont, 70 miles north of Abilene, 150 miles Northeast of Midland, and 200 miles West of Fort Worth.

Topography: The south end of the ranch is rolling. As you progress north on the ranch you’ll see a more pronounced roll, with 70′ bluffs overlooking the river bottom.

Rainfall/Elevation: According to the Texas Almanac, Stonewall County receives an annual rainfall of 22.36″. There is over 170 ft. of elevation change, with elevations from 1600 to 1770 ft.

Cover: The cover on this ranch is a good mixture of mesquite, cedar, hackberry, and shin oak (deer love those acorns!). The cover is thick, which seems to help hold lots of game. There are also plenty of cover and browse plants including sumac, ephedra, and lotebush to name a few.

Fences: Fences are in poor condition, except for the western fence, which is in good shape.

Utilities: Electricity is supplied by South Plains Electric Cooperative.

Water: There’s approximately 1/2 mile of river frontage and one good stock tank. Water to the cabin is supplied by a storage tank with water brought in from town.

Hunting: This area is loaded with wildlife! There is a large number of whitetail deer, Rio Grande turkey, and feral hogs. When conditions are right, the bobwhite quail hunting is also very good. You’ll even see the occasional elk, aoudad, or red stag as they follow the river corridor. The owner is a bowhunter and the feeders and blinds are set to maximize that opportunity. There are also a few tower blinds in place. All feeders and blinds will be conveyed.

Residence and Improvements: The cabin is approximately 1200 sq ft and offers three bedrooms and two bathrooms. It will come completely furnished. Their barn is three-sided and offers covered storage for your equipment. It even includes a walk-in cooler. There are also several electric hookups for RV’s. With an acceptable offer, the Seller may leave a 25HP Kubota tractor with implements.
